Metes and bounds is a legal land description method that describes property boundaries using measurements and directions, starting from a point of beginning (POB).

When conflicts exist, the order of control is:
1. Monuments 2. Courses (directions) 3. Distances 4. Area
Advantages and Disadvantages

- Precise when properly surveyed
- Disadvantages
- Monuments may change or disappear
- Requires accurate surveying
