Metes and bounds is a legal land description method that describes property boundaries using measurements and directions, starting from a point of beginning (POB).

• Uses distance (metes) and direction (bounds)
• Begins and ends at the point of beginning
• Often references monuments
• Common for irregularly shaped parcels

When conflicts exist, the order of control is:

1. Monuments
2. Courses (directions)
3. Distances
4. Area

  • Flexible for irregular land
  • Precise when properly surveyed

• Disadvantages
  • Monuments may change or disappear
  • Requires accurate surveying

• Description must close (return to the POB)
• Monuments control over distances
